Wideright - Wow, thats really really nice! I really like that you were able to use "props" as well! Do you have a program that you use for the desk, chairs, etc, or did you do it another way? Either way, that is an an excellent design, I like the double doors in the conf. room a lot. Thanks for the input!

Naw, just muckin' around in photoshop! :lol: Glad you like it. Dimensions on things are probably slightly off, but overall I think it's pretty close to what size rooms you'd want. Only thing i'm not sure about is the ceiling height and enclsing rooms. Obviously you'll probably be building walls to the ceiling for privacy? And the coat colset can be at one end of the hall or the other, or at both ends.

So basic room sizes would be approx:

Conference room: 14'x15'
Office: 18'x12'
Reception: 18'x11'
Storage: 14'x7'

Well, very nice work for muckin' around, lol. As for the walls, They would go to the ceiling except where half walls might be used, like possibly in a reception area. The other office on this floor has a large middle area with about 7 cubicles and the walls are only 8 feet high. It looks very nice b/c they have crown molding up (which seems strange since the walls don't go to the ceiling, but looks great). This makes the middle offices very open but not much privacy.

I put this together in regular old Paint. As soon as I double check the dimensions of the new rooms, I'll edit this post and put them in.

- The dashed blue line indicates an optional wall, or even a sectional wall (like used in offices to make cubicles). Of course, a door would need to be put in.

- You secretary has her own room for quiet/privacy, but has a window to the left side to communicate with the waiting room

- To work around the support beam in the waiting room, just bring the wall in at that point. This creates a slightly wider area at the left end of your hallway, which would be perfect for putting in a water cooler/vending machine/etc. To blend the wall in your waiting room, use a large fishtank or taller potted plant in the new corner. It will take the attention away from how the wall comes in a foot or so.

EDIT - The Measurements (the grid i used is 1/4" = 1 foot) :
Meeting Room 1/Conference Room - 21' 6" x 10'
Meeting Room 2 - 15' 6" x 10'
Hallway - 37' x 4' (comes out to 5' at support beam)
Waiting Area - 17' 6" x 9' (comes in to 7' at support beam)
Secretarial - 7' 6" x 9'
Storage - 13' x 8'

Extremely preliminary.

Could add much more detail but started this rough copy on paint.

As you can see you would walk in to the reception desk slightly off to the right with a nice sized saltwater fish tank (built-into the wall). Next to the desk there is a small area for paperwork, files, etc.

Seating, coffee/water, TV and storage is off to the right of the reception desk.

The small arc (no door) leads to two doors. One is the smaller office. One is the larger office with a conference table overlooking the fish tank as well.

Let me know anything that can be changed. Thank you!

I like this design a lot as well. First one we've seen with the reception on the right like that. I do like the privacy that it would give her with a half wall/window, so that not everyone in the reception area knows exactly what she is doing. Also, maybe without a wall on the beam side it would be easier for her to get in and out of her office with all the running around and also help to make it feel larger.

I knew this would be a good idea to post here.... thanks for all the great ideas guys!

I think the poles are in the tiny midget office for a more intimate setting :lol:

Very neat idea with the fish tank being in the wall so that it can be seen from both rooms. That would also help light from that office into the reception area.... which is also on thing I might like to do. Maybe not necessarily for the waiting room, but for the receptionist in her area. I also like how the seating area is a little removed from where the secretary actually sits, gives her a little more privacy.

When we started looking into this space, I was trying to fit 2 offices, conf. room, storage and reception area all together. Then I thought about making one office big enough to double as a conf. room as well and think that is probably the best way to do it. That way, if I bring anyone in with me we can both have offices and just use the bigger one when the large table is needed.

Thanks for your input!

Here's the final product. The plan I posted before, and the planned out plan.

Meeting Room 1/Conference Room - 21' 6" x 10'
Meeting Room 2 - 15' 6" x 10'
Hallway - 37' x 4' (comes out to 5' at support beam)
Waiting Area - 17' 6" x 9' (comes in to 7' at support beam)
Secretarial - 7' 6" x 9'
Storage - 13' x 8'

1 - Your desk. You need your own desk, and this gives you a spacey room to have it in, plus it's there for when you have conferences, and want to look powerful. They sit at a table looking at you in your padded chair and "I'm the boss here" desk.
2 - Fishtank. If you don't mind the maintenance, this will help blend the two depths of your wall, plus people love fish. I think I heard somewhere that the water running in the fish tank is relaxing as well, so it could hlep put your clients at ease.
3 - Magazine Rack. Every waiting area needs one.
4 - Water Cooler. People get thirsty.
5 - Plant. You don't want anything behind where the door opens that people will use (like an end table), so fill the space with a plant. Something tall and fake (but real looking).
6 - Moveable Power Point board. In case you need to make a presentation with a projector and a screen. That way you can put it where you need it, so that everyone in the room can see.
7 - Either another desk for your secretary or some type of table/file cabinet that you can keep the papers you need to have at-hand. Saves you a trip into storage when the weeks work you need is right where your secretary can get to it.
8 - And of course, the placement of art, certificates, degrees, etc. on the bare space. Not to be overdone, but you have to have something here and there.

I think rctdw wins for being the only design so far that includes a bathroom. Im sure you don't want to run to the mcdonalds every time you need to pee.

He stated: And I'm glad you brought it up b/c I had forgotten to mention it, but there is a community bathroom right outside the office that is shared with the other office on the third floor (insurance company).

After seeing this I'm so glad I switched major's! :D I can't tell you how many nights I spend up designing a house for my civil eng classes.
