Ok, I have just thrown this together without a client consulation but here we go!!

First off, a base floorplan design.

Then we go to a 3d-esque Top View

Now we will look at some interior views of the office space

First off, we will be standing at the private office looking back across the entry/reception towards the entrance to the office. Note magazine/book tables have been placed for seating.

Then we will stand behind the reception desk and will see the interior windows that can accept blinds for privacy when needed. These windows will allow the light from the exterior windows to shine in when needed. There is a water cooler and fish tank at the entry door to the left.

Next up, we go to the Conference room and we will see the book cases and TV for viewing visual material

Next is the private office with display cases for memorabilia on the walls.

Well mine are not as good looking as some have done already.I do not know of or have a program on my PC that I use to draw anything and normally when I am looking on the job at prints I usually draw a room we are piping out on a notepad so I know where I am at at all times and I know where I can and can't run my pipes.If I were to draw this out on the job this is what it would look like.And forgive my sloppy drawing skills but I am more accustomed to actually doing the work than drawing it.I have never been a good artist :lol: ;) .

This is the bathroom and for such a small area I figured you'd better go Unisex because the code requirements for water closets and lavatory's having to meet ADA regulations wouldn't allow you enough space to go with single sex bathrooms unless your willing to give up more space in another area of the office.A lot of things are good looking in theory but you have to make sure what your wanting to do will work and allow enough free space to move around once things are actually in place.Of course I drew all of this before any comment was made as to whether or not you mentioned any bathrooms on the floor or not.I got to thinking and I knew you had to have a bathroom at the very least for your staff let alone clients.So I figured even though you already have one on the floor you can either utilize this or you can just ditch it and bring the reception area on down to the bottom wall and add some more space to the storage room adjacent to it.

This is the storage space.I think utilizing this area is key since the HVAC takes up room.It would look kind of assnine to have the HVAC in another part of the office unless it were a custodial room at the very least.

This is your large office with conference room and conference table.I figured this was the best layout for this since you would most likely want your conference room to have a view(i.e. the windows next to the table).Plus the fella on the other side of the office still has a view as well.I wasn't sure how big your conference area needed to be but I figured its better to bee too big than too small.You never know how many people you will have sit in a meeting and nothing ticks people off more than having to be cramped.

Your furniture tastes and what you want to do to decorate or where you would like to palce things like file cabinets and bookcases I left up to you.I think even if you were to add some furniture and have bookcases and file cabinets in the offices it would still work which is why I made them as big as they are.Once you get all the rooms together in this area its not really as big as it looks.Especially when you add doors and furniture and decorations so everything I have laid out is in a manner that will hopefully give you enough free moving space and also accommodate any furnishings you may desire.Thanks for the contest and sorry I am not so savvy with the computer.I really don't care if I win but I thought it would be kinda fun to try this since I am always going by other peoples plans I thought it would be cool to create my own.Thanks and good luck to all and good luck to the OP getting your office fixed to your tastes.

Let me say first that I am so impressed with the amount of time and effort everyone has put into this! I didn't expect this kind of turn out and really appreciate all the advice. When making such a large decision like this its always nice to get other perspectives and you guys have really done that for me. Some of these ideas I wouldn't have thought of in 100 years!

Brian, these designs and details are simply amazing. Thats it, they are just absolutely amazing man. I really appreciate all the time you took putting them together and all of the great ideas. And 3D views, DANG!

Man these are excellent. And I know what you mean about using a computer, I drew the picture I posted and only added the measurements by computer. I'm glad you were able to put your touch on this since you are always going by others designs, glad I could help out, lol.

And the time you put into drawing these, I appreciate that as well.




Guys, I'm so impressed by the turnout here and the amount of time and effort that I am going to go update the PRIZE FOLDER and announce winners (EVERYONE!!!) later today. I've got some work to do but I'll be back in a little. Thanks again guys, I seriously can't wait to show my wife these!

Oh, I'll also scan some of the ones we did (hand drawn very quickly) so you can see some of the ideas we had as well.

Great photos! In my design I wrapped the beam in sheetrock that is closest to the furnace and electrical panel. The other beam was concealed out of sight in the storage closet so you really didn't have to do anything with that. Hope you enjoyed them and thanks for letting me do what I do for a living. LOL

Yeah...you definitley want to do the beams up in a faux column or at least frame and sheetrock around them.And I hate to say it but I would definitely put a drop grid for the ceiling.It would look a lot more professional.But I suppose its just a matter of taste.If anything at least paint it a nice bright white color so it will look uniform and not look to dreary.

Thanks! I really enjoyed the picks man, they were amazing... you wouldn't believe how many times I've showed them off today already (my grandparents and parents both came to look at the flooring we are redoing in our house and I let them see all the designs).

I wish I had a picture of what the beams look like finished, but in a few of the other offices these people have redone they run the walls into the middle of the beam, so half shows in the room, and it looks really nice. They completely sand them down and paint them black. And I completely understand what you're saying about the ceiling. I don't know if their other locations looked like this in the beginning or not, but eventually the finished product I have seen in the other offices is really nice. I guess I would just need to know from them what they could do with it and what it would eventually look like. And I agree about color, but thats just something they put up real quick, doesn't have to be that color.... although it does look good when your in the room, doesn't look as bright in my pics b/c our camera sucks and there wasn't any light besides the windows.

After seeing the pics again I also noticed something a little odd which is the fact you have PVC piping.Usually here in Texas your not up to code if there is any PVC above the second floor of any building.Something about it being very harmful if the building ever were to catch fire and I suppose a whole building catching fire and being loaded with the PVC will be a major biohazard concern.But not every municipality or state is the same.May want to check into it just to be on the safe side.

Very nice design, I like that a lot. First use of the pocket door, I think thats a good idea.
